The short answer: Mold grows wherever there is moisture, so the key to controlling it is controlling water — "the key to mold control is moisture control," in the EPA's words.[1] A small patch (less than about 10 square feet) on a hard surface is usually a do-it-yourself job: fix the moisture source, scrub it off, and dry the area completely.[2] Larger areas, or mold from sewage or flooding, call for a professional. Why mold grows indoors
Mold spores are everywhere in the environment, but they only take hold and grow when they land on something wet. The EPA is direct about it: "There is no practical way to eliminate all mold and mold spores in the indoor environment; the way to control indoor mold growth is to control moisture."[4] Remove the moisture and you remove mold's ability to grow.
Common sources of that moisture include roof, window, and plumbing leaks; flooding; everyday activities like showering and cooking; and condensation that forms on cold surfaces such as windows, pipes, and exterior walls in cold weather.[3] The CDC similarly points to "leaks in roofs, windows, or pipes, or where there has been a flood" as typical trouble spots.[6]
Health effects
Reactions to indoor mold vary from person to person. According to the EPA, "inhaling or touching mold or mold spores may cause allergic reactions in sensitive individuals," including hay-fever-type symptoms such as sneezing, runny nose, red eyes, and skin rash; mold "can also cause asthma attacks in people with asthma who are allergic to mold," and exposure "can irritate the eyes, skin, nose, throat, and lungs of both mold-allergic and non-allergic people."[1]
The CDC adds that some people experience a stuffy nose, sore throat, cough or wheeze, or burning eyes, and that certain groups face higher risk: "people with asthma or who are allergic to mold may have severe reactions," and "immune-compromised people and people with chronic lung disease may get infections in their lungs from mold."[6] Research also shows an association between damp indoor spaces and both worsening asthma symptoms and new-onset asthma.[7]
Do you need to test for mold?
In most cases, no. The EPA's guidance is that "in most cases, if visible mold growth is present, sampling is unnecessary."[1] There are also no federal standards to test against: "Since no EPA or other federal limits have been set for mold or mold spores, sampling cannot be used to check a building's compliance with federal mold standards."[1]
This applies to identifying the type of mold as well. The CDC advises that "it is not necessary to determine what type of mold you may have growing in your home," because "all molds should be treated the same with respect to potential health risks and removal."[5] That includes the greenish-black mold often called "black mold" (Stachybotrys chartarum): the CDC notes that a proposed association between it and serious effects such as pulmonary hemorrhage in infants "has not been proven," and "no test exists that proves an association between Stachybotrys chartarum and particular health symptoms."[5] The practical takeaway is the same regardless of color or species — fix the moisture and remove the mold.
The 10-square-foot rule: DIY or call a pro?
The EPA offers a useful rule of thumb for scale. How to clean up a small area yourself
Fix the water problem first. "Fix plumbing leaks and other water problems as soon as possible. Dry all items completely."[2] Cleaning mold without stopping the moisture just invites it back.
Scrub hard surfaces. Scrub mold off hard surfaces with detergent and water, then dry the surface completely.[1]
Discard porous materials that stay moldy. Absorbent items such as ceiling tiles, carpet, and drywall "may have to be thrown away if they become moldy," because the mold can be impossible to remove completely.[2]
Wear protection. The EPA suggests an N-95 respirator (sold at many hardware stores), long gloves that extend to mid-forearm, and goggles without ventilation holes.[1]
Preventing mold from coming back
Keep indoor humidity in check. The EPA recommends keeping relative humidity below 60%, ideally between 30% and 50%.[1] A dehumidifier or air conditioner helps in humid climates.[3]
Dry wet materials within 24–48 hours. "If wet or damp materials or areas are dried 24–48 hours after a leak or spill happens, in most cases mold will not grow."[1]
Ventilate moisture out. Use exhaust fans in bathrooms and kitchens that vent to the outside (not into the attic), and vent moisture-producing appliances like clothes dryers outdoors.[3][1]
